Most real estate stress comes from the unknown: what should I offer, is this the right price, what happens if the inspection finds something? The HSR Method is built to eliminate that uncertainty. Every client goes through the same disciplined process. Nothing is skipped. Nothing is rushed.
Plan
We start with a real conversation about your goals, timeline, and budget. Not a form. Not a brochure. A structured discussion that results in a clear picture of what success looks like for your specific situation.
- Define your target: location, property type, price range
- Understand your financing options and pre-approval status
- Set realistic expectations for the current GTA market in your segment
- Identify your timeline and any constraints (current lease, sale of existing home, etc.)
Position
For buyers, this means finding the right properties before the competition does. For sellers, it means pricing and presenting your home to attract qualified offers quickly.
For buyers: We build a targeted search using direct access to TRREB listing data. You see active GTA listings that match your criteria as they come in. We move fast when the right home comes up.
For sellers: We prepare a comparative market analysis using recent sold data to find the optimal list price. We advise on presentation, staging, and timing to maximize both speed and value.
Negotiate
Price is one part of a deal. The other parts matter just as much. Conditions, deposit structure, closing date, chattels and fixtures, and how the offer is presented all affect the outcome.
For buyers: We advise on offer price based on comparable data, build in the right conditions to protect you, and represent your position firmly through every round of negotiation.
For sellers: We review each offer with you in plain language, advise on what to counter or accept, and protect your price through conditions and closing terms.
Close
From accepted offer to key handover, the closing period has more moving parts than most people expect. We manage all of it so nothing falls through the cracks.
- Coordinate with your real estate lawyer on closing documents
- Manage condition fulfillment (home inspection, financing, status certificate)
- Handle communications with the other side and their agent
- Confirm final closing numbers with your lawyer before closing day
- Post-closing follow-up to make sure the handover went smoothly

Common questions about the HSR Method
Is the HSR Method for buyers or sellers?
Both. The four steps apply to every transaction. The specific tactics within each step differ for buyers vs. sellers, but the discipline and structure are the same.
How long does the process take?
It depends on your goals and the market you are in. Planning takes one or two conversations. Finding the right home or the right buyer can take days or months depending on inventory and price range. Closing typically takes 30 to 90 days from accepted offer. We set clear expectations at the start based on current conditions.
What makes the HSR Method different from working with any other agent?
The difference is structure. Most real estate transactions are reactive: a listing comes up, you see it, you make an offer. The HSR Method is proactive. We establish your criteria upfront, position strategically, and negotiate from a place of data rather than emotion. That protects you from both overpaying and underselling.
Do you work with first-time buyers?
Yes. The Planning step is especially important for first-time buyers because there is a lot to understand before you start looking. We cover financing, land transfer tax, closing costs, condo vs. freehold considerations, and what to watch for in an inspection. No question is a dumb one.
