Not a guess, and not what your neighbour thinks their home is worth. Actual recent sold prices, adjusted for your specific property features and current market velocity.
You'll receive a clear breakdown showing where your home sits in today's market, what the likely selling range is, and how long similar properties are taking to sell. This analysis is prepared before you commit to listing and costs you nothing.
Pricing strategy
Pricing is a strategy, not a guess. If the market supports a hold-for-offers approach with an offer date, we'll advise that and explain exactly why it applies to your property. If your segment is slower and a firm asking price better fits your situation, we'll price to attract qualified buyers quickly without leaving money behind.
We also factor in your timeline. Selling with a school-year deadline, a job relocation, or an estate situation changes the right approach. We'll align the pricing and launch plan to what actually matters to you, not what's easiest for us.
Property preparation
What buyers see in photos and at their first showing sets the ceiling for every offer you'll receive. Showings and buyer management

After each showing, we follow up with the buyer's agent for feedback and communicate what we're hearing to you in real time, so you know where interest is building and where it isn't.
If a property shows consistently without producing offers, we know early and we adjust. Whether that's a price conversation, a staging change, or a marketing pivot, we don't wait until your listing has been sitting for 30 days to have that conversation.
Offer review and negotiation
We review every offer with you in detail: price, deposit, conditions, closing date, and any clauses the buyer's agent has added. We explain exactly what each element means for you and advise on what to accept, what to counter, and when to walk away. You make the final call on every decision. We make sure you make it with complete information.
In multiple-offer situations, we guide you through the process of how to handle competing bids, when to ask for best and final offers, and how to evaluate non-price terms that can affect your actual net proceeds. A high-price offer with a long closing or shaky financing isn't always the best offer on the table.
Closing
Once you're firm, we coordinate with your lawyer, the buyer's side, and any other parties to track every condition deadline and closing requirement. If something comes up, including a waiver question, a repair dispute, or a title issue, we are reachable and involved. Closing day is the finish line, but it still requires active management.

Should I renovate before selling? +
Sometimes yes, frequently no. The return on a renovation varies enormously depending on your price point, your neighbourhood, and what specifically needs attention. A fresh coat of paint and a deep clean often return far more per dollar than a kitchen update in a segment where buyers plan to renovate anyway. We'll give you an honest, specific assessment of what's worth doing and what to leave for the buyer, based on your actual situation rather than a generic renovation checklist.
What is staging and do I need it? +
Staging means presenting your home in a way that helps buyers visualize living there, whether that means bringing in furniture and decor for vacant properties, editing and rearranging what you already have, or simply decluttering and depersonalizing. The extent of staging required depends heavily on your property. For most occupied homes, focused decluttering and rearrangement, combined with professional photography, achieves most of what full staging does. We'll advise you specifically on what your property needs to compete at its price point.
Can I sell while my tenants are still in the property? +
Yes, but it requires coordination and an understanding of Ontario's Residential Tenancies Act, which governs what you can and cannot do with respect to showing the property, required notice, and tenant rights during the sale process. We have experience selling tenant-occupied properties and will walk you through the legal requirements and practical realities before you list.
What happens if I receive a low offer? +
A low offer is the start of a negotiation, not a final answer. We review every offer with you in detail and advise on an appropriate counter-offer strategy based on where the buyer's agent likely has room to move, what the current market will support, and what your bottom-line priorities are. We've seen a lot of low first offers become strong accepted deals. We'll tell you when to counter, when to hold firm, and when a deal isn't going to get where you need it to go.
