How quickly do I need to act on industrial space? +

What clear height do I need? +

It depends on your operation. Simple storage may work at lower heights, while racked warehousing and distribution increasingly demand higher clear heights to maximize cubic capacity. Paying for height you cannot use wastes money, and too little height limits your throughput. We match the building to how you actually store and move product.

What is additional rent on an industrial lease? +

As with most commercial leases, you pay net rent plus additional rent for taxes, building operating costs, and insurance. On industrial space this is usually lower per square foot than retail, but it still matters to your total cost. We verify it on every option so you are comparing true occupancy cost, not just the headline net rate.

Can I get a lease that lets me expand later? +

Sometimes, through a right of first refusal on adjacent space or a relocation clause within a landlord portfolio. In a tight market these rights are harder to secure but worth pursuing if growth is likely. We raise expansion and flexibility early in the negotiation when they are easiest to obtain.
