Market rent analysis
We pull comparable active and recently leased units from the TRREB feed to establish the right asking rent for your specific unit. The analysis is based on actual recent lease prices for comparable units in your building type, size, and area, not an online estimate or what the neighbour charged two years ago.
Overpriced units sit. Buyers who see a rental that's been listed for four weeks at a price no one will pay assume something is wrong with the unit. Properly priced units generate multiple qualified applications within days. We find the number that attracts serious tenants immediately and doesn't leave income on the table.
Professional listing and marketing
Your unit competes with every other listing in its price range for the same pool of qualified tenants. Professional photos are not optional in this market. We coordinate the photography, write a compelling listing that highlights what matters to qualified renters, and list on TRREB for distribution across the province.
Beyond the TRREB listing, we market your unit through targeted digital channels to reach tenants actively searching in your area and price range. The goal is to generate multiple serious applications within the first week so you have options, not desperation.

Tenant screening
We collect and review rental applications before recommending any candidate to you. The screening process covers: credit report review, employment and income verification, landlord references from current or previous landlords, and a review of the overall application package for completeness and consistency.
You see only the candidates who qualify. We don't bring you applications to review as a sorting exercise. We do the filtering and present you with the ones that are genuinely worth your time, along with our assessment of each.
We also advise on what questions you can legally ask during the process and what falls under Ontario's Human Rights Code, so you're not exposed to a complaint for something that could have been avoided.
Offer and lease execution
Once you've selected a tenant, we manage the rental offer process: price, move-in date, lease term, deposit structure, and any additional terms you want included. We prepare the Ontario Residential Tenancy Agreement and any additional riders that reflect your specific property rules, in compliance with the Residential Tenancies Act.
We coordinate signatures, confirm the deposit is collected correctly, and ensure all documentation is in order before your tenant takes possession. A properly executed lease is your primary protection for the duration of the tenancy.
Move-in and handover
We coordinate the move-in walkthrough and document the property condition at the start of the tenancy. A signed condition report at the beginning of a lease is one of the most important documents you can have if there is a dispute about property condition at the end. We make sure it's done thoroughly and signed by both parties before keys are handed over.
Once your tenant is in, your vacancy is over and the tenancy has started with a clean, professional foundation.

What is your leasing fee for landlords? +
Our leasing fee is discussed on a property-by-property basis and is typically structured as a percentage of the first year's rent or a fixed amount, depending on the property type and rental range. How long does it take to find a qualified tenant? +
For properly priced, professionally marketed GTA rentals, qualified applications typically come in within the first one to two weeks of listing, often within days in active market segments. The timeline depends primarily on how competitive the asking rent is and how the property is presented. Overpriced units can sit for weeks generating interest but no serious applications. Correctly priced units with strong photos usually move fast.
What makes a strong tenant application? +
A strong applicant typically has: a credit score above 680, verifiable employment with income at least 2.5 to 3 times the monthly rent, positive landlord references from a current or previous landlord, and a complete, organized application package. Self-employed applicants can still qualify with strong bank statements, a recent Notice of Assessment, and an accountant's letter. We assess all of these factors before presenting candidates to you.
Can I screen tenants for pets or restrict smoking? +
Under Ontario's Residential Tenancies Act, a no-pet clause in a lease is not enforceable for standard pets (it's void by law). Smoking restrictions can be included in a lease as an additional term, but enforcement is complicated. We'll walk you through what you can and cannot legally include in your lease and advise on realistic expectations for each. The short version: focus on tenant quality, because the lease restrictions you can actually enforce are more limited than most landlords expect.
What happens if the tenant doesn't pay rent? +
Under the Ontario RTA, the process for non-payment starts with an N4 notice, which must be served in the correct form and give the tenant 14 days to pay the arrears. If they don't, you file an L1 application with the Landlord and Tenant Board and wait for a hearing date. The process can take two to four months or longer. This is exactly why thorough tenant screening upfront is so important. A properly qualified tenant significantly reduces this risk. We are not lawyers and cannot provide legal advice during a tenancy dispute, but we can point you to the right resources immediately.
Can HSR help if I have tenants already in the property? +
If you're listing the property for sale with existing tenants, yes, we handle that. For situations where you want to lease a unit that is currently occupied, we'd need to understand the specific situation, including whether the current tenancy is ending by notice or mutual agreement, before we can advise on the right approach.
