Discovery call

We'll also give you a realistic picture of what your budget gets you in your target neighbourhoods right now, including a frank conversation about trade-offs if needed. There's no value in searching for something the market won't deliver in your range.
Live TRREB search
We set up a live TRREB search against your criteria, drawing directly from the TRREB feed. Rentals that match your parameters reach you as soon as they are listed, so you can act while the unit is still available.
We also know units through our brokerage network, including properties from landlords we've worked with before and upcoming vacancies in buildings we know. In a competitive market, timing matters.
Fast showings
When a unit comes up that fits your criteria, we move. We contact the listing agent immediately, book a showing as early as possible, and brief you on what to look at and what to ask before you walk in the door. We know what questions matter in a condo (maintenance fees, building rules, parking designation) versus a house (utility responsibility, parking, basement conditions).
We also tell you when a unit isn't worth seeing. If the listing has problems that aren't obvious from the photos, a price that suggests hidden issues, or a landlord situation we know is complicated, we'll tell you so you don't waste time on it.

A rental offer package in the GTA is a real document, submitted to the landlord's agent for review. A weak or incomplete package in a multiple-application situation will lose every time. Lease review
We read your lease before you sign. Every page. The standard Ontario Residential Tenancy Agreement is governed by the Residential Tenancies Act and protects your core rights, but landlords frequently add additional riders: rules about guests, parking, noise, cleanliness standards, and even restrictions on what improvements you can make. Some are standard. Some go beyond what the law actually allows. We flag anything unusual and explain every clause in plain language before you commit.
Once you're satisfied with the terms, we coordinate signing, confirm your deposit is handled correctly, and make sure your move-in is documented properly with a condition report.

Condo apartments
The most common GTA rental type. Building rules, parking designations, locker assignments, and condo corporation restrictions all require attention before you sign. We know the buildings and the common sticking points.
Detached and semi-detached houses
More space, a yard, and garage, but utility responsibilities (heat, hydro, water) often fall to the tenant. We review exactly what you're responsible for and help you compare the true cost against condo alternatives.
Townhouses
Freehold and condo townhouses each come with different rules and utility structures. A condo townhouse still has monthly fees and a corporation. We clarify which type you're looking at and what it means for your lease terms.
Furnished and corporate rentals

Is there a cost to work with HSR as a tenant? +
In most GTA rental transactions, no. The landlord pays the leasing commission. This is the standard arrangement and means you receive full representation, access to TRREB listing data, offer preparation, and lease review at no out-of-pocket cost. We'll confirm the arrangement for your specific search at our first conversation before we begin. There are edge cases, such as rentals listed without an agent on the landlord's side, where the arrangement may differ. We'll always be upfront with you before anything is agreed to.
How much do I need upfront to rent in the GTA? +
Standard practice in Ontario is first and last month's rent at the time you sign the lease. A key deposit equal to the actual cost of replacing the key is sometimes requested. Under Ontario's Residential Tenancies Act, no other deposits, including damage deposits, are permitted. If a landlord requests anything beyond first, last, and a key deposit, that is not legal in Ontario. We'll flag any unusual deposit requests in your offer process.
What does the landlord look for in a rental application? +
Landlords in competitive GTA buildings typically want to see: a completed rental application, credit report (you can pull your own or authorize the landlord to pull one), employment letter or proof of income, recent pay stubs or Notice of Assessment, and one or two personal or professional references. Self-employed applicants may need to provide additional documentation such as bank statements or an accountant's letter. We'll help you assemble the right package before you submit an offer so your application is as strong as possible.
What is a rental offer and why does it matter? +
A rental offer is a legal document that formalizes your desire to rent a specific unit at a specific price with specific terms, before the actual lease is signed. It typically includes your proposed rent, move-in date, lease term, deposit amount, and any special requests or conditions. Submitting a professional, complete offer is especially important in multiple-application situations, where landlords are comparing competing packages side by side. A sloppy or incomplete offer loses even when the applicant is otherwise qualified. We prepare and submit offers professionally on your behalf.
What are my rights once I'm in a lease? +
Ontario's Residential Tenancies Act provides strong protections for tenants. Key points include: your landlord cannot raise your rent more than the provincially set guideline amount annually (for most units); they must give proper written notice before entering your unit; they cannot evict you without following a legally defined process; and they cannot take your deposit if you cause damage (that must go through the Landlord and Tenant Board). We're not lawyers and we can't provide legal advice, but we can explain the Act's basics and point you to proper resources if a dispute arises after you're in your unit.
