How is office rent quoted in the GTA? +

Office rent is usually quoted as a net rate per square foot per year, with additional rent for taxes, operating costs, and utilities quoted separately. The two together are your gross occupancy cost. Always compare deals on the all-in basis, because a low net rate with high additional rent can cost more than a higher net rate with low additional rent. We model both on every option.

What is a tenant improvement allowance? +

A tenant improvement allowance is money the landlord contributes toward building out or renovating your space, often quoted per square foot. On a multi-year lease it can be substantial and is genuinely negotiable, especially in a softer market or on space that needs work. We treat it as a core part of the deal, not an afterthought.

Should I sign a long lease or stay flexible? +

Longer terms typically unlock better rates and larger improvement allowances but lock you in. Shorter terms keep you nimble if your headcount is uncertain. A middle path is a moderate term with a renewal option and possibly an early-termination right. We structure the term around your business plan, not the landlord standard.

Does it cost a tenant to use a representative? +

In most office lease deals the landlord pays the commission, so tenant representation usually costs you nothing directly. We confirm the arrangement before we start. Given that the landlord always has professional representation, having your own simply levels the table and typically pays for itself in the negotiation.
