Gas Stations & Service Stations
Gas stations for sale in Ontario
Branded and independent gas stations, often with a convenience store, car wash, or quick-service food. These are operating businesses with real estate and fuel income combined. We help buyers acquire service stations with the volume, the margins, and the environmental file in order. Includes off-market.
A service station is fuel volume, store margin, and environmental risk
Gas station value comes from several income streams: fuel volume and margin, the convenience store, and any car wash or food service. A station with strong fuel throughput but a weak store performs very differently than one with modest volume and a busy C-store. We read all the income, because the headline price hides the real story.
Environmental due diligence is the defining issue. Underground storage tanks, fuel handling, and soil condition create liability that can dwarf the purchase price if mishandled. A proper environmental assessment, and clear tank records, are non-negotiable. We make sure the environmental file is in order before you are committed.
Branded stations come with supply agreements and obligations that affect both economics and flexibility. Independent stations offer freedom but require you to source fuel and build the brand. We help you weigh the trade-off for your plan.
How we handle your transaction
Harpreet Sandhu represents buyers, sellers, landlords, and tenants. Commercial deals reward preparation. Here is how each engagement runs.
Define the target
We clarify location, brand preference, whether you want fuel-led or store-led income, and whether you will operate or lease to an operator. The strategy decides which stations are worth pursuing.
Source and analyze
You see on-market and off-market stations. For each we analyze fuel volume, store revenue, margins, and the supply or franchise agreement, alongside the environmental and equipment condition.
- Fuel volume, margin, and C-store revenue
- Environmental assessment and tank records
- Supply or franchise agreement terms
- Equipment, canopy, and site condition
Negotiate and close
We negotiate the deal and manage the specialized due diligence, especially environmental, that service stations demand. We coordinate the environmental consultants, lenders, and lawyers who know this asset class.

Commercial questions answered
How is a gas station valued? +
Value combines the real estate with the operating business: fuel volume and margin, convenience store revenue and margin, and any car wash or food income, capitalized appropriately. A station is really several businesses on one site. We separate and analyze each income stream so you understand what you are paying for and where the upside is.
What environmental risk comes with buying a gas station? +
Service stations store fuel in underground tanks, which creates the risk of soil and groundwater contamination and significant cleanup liability. A thorough environmental assessment, current tank compliance records, and appropriate contractual protections are essential. This is the single most important part of the due diligence, and we make sure it is done properly before you close.
What is the difference between a branded and independent station? +
A branded station operates under a fuel supplier agreement, gaining brand recognition and a fuel supply arrangement in exchange for contractual obligations and sometimes pricing constraints. An independent station has flexibility but must secure its own fuel supply and build local loyalty. The supply agreement materially affects both the economics and the value, so we review it closely.
Do I need to operate the station myself? +
Not always. Some owners operate directly, while others lease the station to an operator and hold it as an investment, or hire management. Your involvement shapes which opportunities make sense and how the deal should be structured. We are clear about what each station requires operationally.
