We’re four months into 2025, and the GTA real estate market continues to defy one-size-fits-all predictions.

Let’s do an update for the GTA Real Estate Market April 2025.

Interest rates are holding, but buyer sentiment is still cautious. There’s inventory, but much of it is sitting. Some homes are selling in days, others in months.

Despite affordability being a hot-button issue, we’re still seeing million-dollar price tags in nearly every region.

We’re in a segmented market driven by local inventory, price bands, and property types. If you’re reading this, you’re looking for clarity, not clickbait.

  • Sales (YTD): 25,608 (down ~3.4% year-over-year)
  • Average GTA Home Price: $1,121,615 (down ~0.3% year-over-year)
  • New Listings in April: 18,088 (up 47.2% year-over-year)
  • Sales-to-New Listings Ratio (SNLR): 41%
  • Total Active Listings (May 1): 53,152

Most Active Price Bands:

  • $600K-$699K: 6,143 listings
  • $1M-$1.5M: 12,219 listings
