The GTA resale market recorded 6,583 sales in May 2026, with an average selling price of $1,069,700 and a median price of $910,000.

New listings came in at 17,698, while the sales-to-new-listings ratio was 35.7%. Active listings sat at 26,927, equal to roughly 4.8 months of inventory.

The sales-to-new-listings ratio points to buyer-friendly conditions, with inventory giving purchasers more choice and negotiating room.
